Need advice for to ask tenants (new to private renting)?

Hi all........need advice from expert landlords or even tenants themselves..


Questions to ask tenants as ive just been messed about and waisted two weeks with annoying time waisters who were pulling a conn.

Get a credit report!!! You can tell if people have any ethics and pay their bills from that. Also, you can verify addresses and employment. I also call the last 2 landlords and the present employer.Need advice for to ask tenants (new to private renting)?

Are you in the UK? If so, people shouldn't need to provide ID, proof of address, etc.





You are within your rights to ask for:


- A reference from their current or last landlord


- A letter from their employer providing salary details and confirming the status of their employment (i.e. permanent, temporary, contract)


- A character reference





But be aware that some people may not be able to provide all three of these things, and you should be willing to accept only two if necessary. (As an example, if someone has never rented privately before, then they're not going to be able to provide a reference from their landlord.)





If you're worried about people wasting your time, what you should do is tell them that you'll need a non-refundable deposit to hold it for them - until they pay a deposit you will still continue to show the property to other interested parties. If they agree to pay, then that's how you know they're serious. It's fair to ask for a few hundred pounds, and then this amount should be counted as part of the bond (i.e. if they give you 拢200 for a holding deposit and the bond is 拢1,000, then would only end up owing a bond of 拢800, although you'd still refund the full 拢1,000 at the end of the tenancy).

all adults fill out an app and sign a fully binding lease.
Have them fill out a rental application in full,charge them $30.00 application fee,this is for you to check them out at www.landlord.com they charge the fee.





Always get a copy of their ID and past 2 check stubs and verify with the company,change a couple of details like how long they have worked there and how much they make,if it is for real they will usually correct you.





Do not ever deal with renters that do not go by the rules to begin with, do not listen to all the heart break stories they are a dime a dozen.





Make sure everything is in writing,take pictures of your property before they move in,prefferably with them standing somewhere in the photo and put in with all paperwork.





Make sure their income is 3 to 4 times the rent,get a security deposit,and if they are late always charge a late fee,it comes out of the rent first,if they have not paid by the 10th or paid in full,go file eviction.
How about where they are living at the moment and do they have to give any notice.Should also ask for references.

Not a lot you can do. They either want to rent the property or they don`t. Just ask them if they are serious viewers. Some people make a hobby of viewing properties.
